Greensboro is close to Lake Oconee and the Oconee National Forest. The recreational opportunities are quite extensive thanks to this huge lake (2nd largest in Georgia) and National Forest. It is an easy drive to Athens to visit the University of Georgi; Atlanta is also relatively close. Greensboro itself is a small town of about 3200 and the county seat of Green County. Many luxury resorts, developments, and golf courses have been built along the shores of Lake Oconee.
Where to Retire in Greensboro-Oconee and Home Prices
Large active adult communities have been built here in recent years because of its beautiful setting and proximity to Atlanta. These developments (see link at left) have tended to dominate local demographics and home prices in recent years.
Outside of the development household income is relatively low and home prices below $100,000; inside the developments household income is higher and so are home prices - above $515,000 in late 2021, according to Zillow. There are other nice areas near Greensboro, some of them south of I 20 on Rt 44.
What Is Special about Greensboro-Oconee
The downtown is charming and busy. Having the second largest lake in Georgia and a huge National Forest make this area special too. The lake was built in 1979 so it is a relatively young area. Some of the area developments include Harbor Club (a Golfweek "top 10 places to play in Georgia" in 2009) and the Golf Club at Cuscowilla.
What Is Not Special about Greensboro-Oconee
The crime rate is high for a small town; it is rural and the nearest large airport is 85 miles away.
Climate and Physical Environment
Greensboro is dominated by Lake Oconee and Oconee National Forest. It is in central Georgia east of Atlanta and south of Athens.
Restaurants & Cultural Scene
Some of the larger active adult developments probably have a lot of cultural opportunities. But beyond that you need to head for Atlanta or Athens.
Crime
Crime here is over two thirds higher than the national average.
Medical Facilities
The Minnie Boswell Memorial Hospital is in Greensboro. Other hospitals are 22 miles away in Eatonton and Madison, 30 miles to Athens.
Transportation
Interstate 20 is just a few miles to the south. Athens Airport is 30 miles away, Atlanta Airport is about 85 miles
