Living a College Town Lifestyle in Camarillo, California

California State University, Channel Islands is located here in beautiful Camarillo. Camarillo is old California town of 63,000 just  east of Oxnard and the Pacific in a coastal valley. It has a livable, temperate climate and over 300 sunny days a year. It is southeast of Santa Barbara and about 50 miles from Los Angeles.


As is the case with most cities in Ventura County, Camarillo is noted for its resistance to urban sprawl. Some of the most desirable land in the city limits, located to the side of the Ventura Freeway, is permanently zoned for agricultural use.

Where to Retire in Camarillo and Home Prices

Camarillo's open spaces have attracted development including the huge Mission Oaks development (see link at right for Camarillo Active Communities).  The sprawling Mission Oaks section  is a planned community that takes up about 15% of Camarillo.
Zillow reported the median home value to be $889,752 in mid-2022.

What Is Special about Camarillo

The famed Ventura Highway bisects the city. There is a new YMCA and a new library in town. Mission Oaks is an interesting development.  There is plenty of shopping at Camarillo Premium Outlets, "The Promenade". Camarillo is opposed to urban sprawl. 5 community parks and easy access to the Pacific Ocean, Channel Islands National Park, the Santa Monica Mountains National Recreation Area, and Los Padres National Forest.

What Is Not Special about Camarillo

Like much of southern California, real estate is expensive in Camarillo.

Climate and Physical Environment

Camarillo is east of Oxnard on the Pacific Coast between LA and Santa Barbara. The Simi Valley is to the east. The average July high temperature is 75 and the average January low is 45. The wettest month is March (3")

Restaurants & Cultural Scene

There are several nice restaurants located here along with bistros, cafes, and grills. Camarillo offers wide array of cultural, civic and social activities and is home to Pleasant Valley Historical Society Museum which features an extensive collection of local artifacts, and the Charles Honn Botanical Garden is also located here. The Camarillo Art Center offers classes, demonstrations and art shows, and the Performing Arts Pavilion at Constitution Park presents outdoor concert performances.

Crime

Crime in Camarillo is about a third the national average.

Medical Facilities

St. Johns Pleasant Valley Hospital serves Camarillo. There are other hospitals nearby in Oxnard and other towns.

Transportation

The Ventura Freeway bisects Camarillo.
